Country Living in South Pointe Farms
While most of the communities within Rancho Santa Fe can be considered to be either inside the Covenant or outside, South Pointe Farms is partially within and partially outside the actual Covenant. Subdivided in the late 1970’s by Don Woodward, South Pointe Farms has 189 parcels in sizes from 2 to 7 acres.
Of the homes within the Covenant there are 14 in total and those homes are also within the school district of Rancho Santa Fe while the homes outside the Covenant are in the Encinitas Union School District. One of the features which many families find compelling is the fact that horses are allowed and some of the larger properties indeed have sufficient room for stables.
The community itself is located about two and a half miles to the northwest of the Rancho Santa Fe Village and it is indeed a gated community although it is not guarded. There are quite a few home sites with a westward view to the Pacific Ocean while other homes have a fabulous view of the San Elijo Lagoon. The countryside is comprised of gently rolling hills which provides the atmosphere of true country living even though South Pointe Farms is actually within highly populated San Diego County.
Homes in South Pointe Farms start at just over $2 million which is quite reasonable given the fact that many are within the elite Rancho Santa Fe Covenant boundaries while the remainder are in such close proximity. In all actuality, the main difference between those homes located within the Covenant and those outside would be the difference in school districts for the children. Since South Pointe Farms is within the CDP of Rancho Santa Fe, all homes in or out of the Covenant enjoy the same prestige of being in this affluent Rancho Santa Fe community.
